New-Build or Resale in Spain?

Anyone buying in Spain soon faces a choice: a brand-new home or resale property with character? Both have their advantages. The right choice depends on your wishes, your budget and how quickly you want to move in.
The advantages of new-build
New-build offers a modern home with the latest techniques, good insulation and low maintenance costs. You can often still have a say in the finish, and you benefit from the builder's guarantees. One important practical point: with new-build you usually pay in stages during construction, which you need to be able to bridge.
The advantages of resale
A resale home can be occupied straight away and you see exactly what you are buying, including the neighbourhood, the garden and the view. Resale homes are often in established locations closer to the beach or the centre, and the price per square metre is lower. Do bear in mind possible renovation or modernisation.
The differences at a glance
- Completion: resale is available immediately, new-build requires patience during construction.
- Payment: new-build is paid in stages, resale usually in one go at the notary.
- Tax: on new-build you pay VAT, on resale you pay transfer tax.
- Maintenance: new-build is low maintenance, resale may need some updating.
Which suits you?
If you want a carefree, modern home and can bridge the building period, new-build is attractive. If you want to move in quickly, an established location and to see what you are buying, resale fits better. Real Estate G. Jimmink offers both and helps you weigh it up.
